Pre-acquisition building survey of a 100,000 sqft industrial unit located within the Halesfield industrial estate, Telford.
Challenges
- Purchase represented a significant investment risk for the client business in a move to become an owner occupier, rather than a tenant in leased premises.
- Concerns regarding the condition of the large flat roofs to the building.
Solution
The pre-acquisition survey provided the client with detailed commentary on the condition of the building and the level of expenditure required to bring the building to the standard required for occupation at commencement and for the following five years. Parts of the building had been left dormant by the previous occupiers and were in a dilapidated condition, requiring refurbishment before occupation. However, we provided advice on how this work could be phased to mitigate initial expenditure.
We also identified a significant amount of asbestos cladding sheets to the walls that had been over-clad with metal sheets and was not immediately apparent. Although this problem was manageable, the client fit out of the building would need to accommodate this issue and it was not known before the survey.
