Pre-acquisition building survey of a 93,750 sqft industrial unit located within the Halesfield industrial estate, Telford.
Challenges
- The building was to be converted from a food production factory to a distribution warehouse.
- The property had been vandalised whilst vacant and electrical services were not functional.
- Concerns regarding the condition of the roof cladding sheets.
Solution
The building survey provided the client with detailed commentary on the condition of the building and the level of investment required to bring the building to the standard required for occupation at commencement and for following five years. The report was tailored to provide advice regarding the change of use and specific remedial works due to the previous food production use. Advice on options to safely leave parts of the extensive offices dormant, which were not required by the client, was also provided.
The building services were found to be dated and obsolete, therefore, more extensive works were required than simply repair of the vandalism damage to facilitate occupation and statutory compliance.
To gather accurate information on the condition of the large roof a drone camera was used to inspect the roof sheets, gutters and ventilation fittings which otherwise would not have been visible.
