Project
Demolition of fire damaged units at an industrial estate and construction of 5,600 sqft units to replace the demolished buildings. The project was funded by a buildings insurance claim. The role was to provide Project Management, Cost Management and Contract Administration services from commencement to project completion.
Challenges
- The site was located directly below a high voltage power line.
- The demolished buildings formed part of a terrace, the remainder of which remained occupied during the works.
- The site area was restrictive and sloping.
Solution
Discussions with National Grid secured a below ground diversion for the overhead cables where they passed over the client site, removing the risk during construction.
Sequential phasing of the work and careful planning ensured that the existing occupiers were able to continue business operations and mitigated the disruption during construction of the new buildings.
Stringent cost control and collaborative working relationship with the contractor ensured the project costs were controlled and within the insurance policy funding agreement.
