Reinstatement Cost Assessment of a mixed use site in Aberdyfi, Wales. The client required a certified cost assessment as part of a community group purchase of the post office and shop in Aberdyfi.
Challenges
- The property had various different elements comprising a store, residential flat and industrial workshops.
- Building floor area measurements were not available.
Solution
To ensure the cost assessment was accurate a full inspection of the property was required to establish the varying types of construction and their associated floor areas. The report provided a full breakdown of the cost calculations for the differing parts of the site.
Our expertise in preparing cost assessments ensured that the assessment included factors such as increased construction costs due to the rural location and the potential for additional costs during a rebuild. The site had formerly been a petrol filling station and there were underground fuel storage tanks that had been filled with concrete which would cause obstructions during reconstruction.
