Schedule of Condition of a 161,500 sqft factory complex within the Halesfield Industrial Estate, Telford.
The schedule of condition report was required by the client in connection with a limited timescale to deliver the report. A photographic and written schedule was commissioned.
Challenges
- A team of surveyors were required to complete the project within the short timescale.
- The internal layout of the buildings were complex with many different zones and production uses within the factory and the various buildings had been modified and extended over time.
Solution
The use of a team of surveyors ensured that the large areas to be surveyed could be inspected within a short timescale, but it was essential that the activities were co-ordinated to avoid duplication or omissions of parts of the building.
A precise zone reference plan of the factory was prepared initially and then the various zones assigned to the surveyors. Clear designation ensured that the component parts of the report could be assembled into one document without errors or the need to make time consuming revisions.
