Schedule of Condition of a 37,500 sqft industrial unit within the Halesfield Industrial Estate, Telford.
The schedule of condition report was required by the client in connection with the granting of a new lease, with a limited timescale to deliver the report. A photographic and written schedule was commissioned.
Challenges
- Award of the project was contingent on achieving a challenging timescale for completion.
- There were elements of the previous tenants fit out that would be visible within the schedule photographs but required exclusion from the lease obligations.
Solution
Quick mobilisation and completion of the survey was necessary to complete the report within the allocated timescale.
The report included a bespoke section to identify parts of the building that were the previous tenants fit out and to be excluded. Annotated photograph images were included to clearly identify the items visually.
