Technical Due Diligence reports on behalf of a lender investing in a portfolio of access storage buildings in major cities throughout the UK. The reports provided a critical assessment of the condition of the building assets and the standard of maintenance implemented by the borrower.
Challenges
- The due diligence work included engineer and environmental consultants, in addition to building surveyors, which required co-ordination.
- Strict timescale for completion of the reports.
- Site compliance with statutory maintenance (fire alarm, lifts etc.) was of high importance because the sites have 24 hour, lone customer access.
Solution
By providing the lead consultant role, it was possible to control and co-ordinate the survey inspections and also ensure the report inputs were produced in an order to facilitate the rolling issue of each report as it was completed.
The statutory compliance information was collated and validated in a centralised process, thus any missing documentation could be quickly identified and sourced to ensure the reports were issued without incomplete or requirement for follow up information.
Early standardisation of report content and formats avoided delays in compilation of the final reports and consistency of reporting across the portfolio.
