Reinstatement Cost Assessment of an industrial estate located in Shrewsbury on behalf of the Landlord. The industrial estate comprises several units leased by multiple tenants. The client required a certified valuation of the cost to rebuild the property for their insurance policy.
Challenges
- The estate included a range of building types that were either detached or terraced arrangements.
- Building floor area measurements were not available.
Solution
To ensure the cost assessment was accurate a full inspection of the property was required to establish the varying types of construction and their associated floor areas.
The client required a single cost assessment but with a breakdown of the cost for each unit so that the insurance policy cost could be fairly apportioned to each individual tenant.
The report provided a full breakdown of the cost calculations on a unit by unit basis.
