Building Acquisition Surveys

There are two types of building surveys – those that identify risk associated with a property transaction or those that advise upon the repair, maintenance or alteration of a building.

Property transactions can be anything associated with buying, selling, acquiring or leasing buildings.

It is vital that parties involved are appraised of the risks, obligations and extent of liability when acquiring commercial property and a building survey will provide a range of information, ensuring decisions are made without unforeseen consequences.

Our building surveys provide clear and concise assessment of the condition of the building elements, advise upon the immediate remedial works required and longer term maintenance or life cycle replacement works.

However, a traditional survey report is not appropriate for all scenarios and we frequently provide bespoke customised reports to address specific client requirements.

For example, experienced property investors may only require a summary “red flag” report focusing on major risks only, or focusing on lifecycle replacement works of the major building components.

Building Maintenance & Refurbishment Reports

During the lifespan of a building it will require maintenance and repair, defects may arise or refurbishment and modernisation will need to be implemented.

CH Building Consultants can provide reports that will identify the cause of building defects and advise upon remedy options; identify and schedule maintenance work that ensures trouble free occupancy of the building; and assess the requirements and viability of refurbishment works.

Survey Report Content

Your survey report will include details of the building construction and detailed assessments of the internal and external condition of the property, including comprehensive photographs.

It will also include information on any deleterious or harmful materials (e.g. asbestos and RAAC) that were identified, advice on legal compliance issues, consideration of environmental hazards and advice on whether specialist investigations, such as drainage surveys or land contamination assessments, need to be carried out.

All of our reports include works cost estimates to ensure clients have a clear understanding of the level of investment required at the property and to facilitate budget planning. Here are some of the most common questions we hear from our clientele.

Why do I need an acquisition building survey?

The acquisition of the freehold of a property or the commitment to lease a property is a significant commercial decision, committing resources and capital to the maintenance, upgrade and possibly alteration of the building.

The survey will explain the risks of acquiring the building but also provide assurances of the benefits of the transaction.

Why do I need a building maintenance survey?

The cause of many building maintenance issues are not obvious and the forecast of future building repairs requires specialist knowledge, as does the recommendation of the correct repair. In most organisations, future budget planning is vital and unplanned expenditure on building maintenance can reduce output and profitability.

Awareness of building maintenance requirements will greatly reduce this risk. Insurance claims, funding applications and investment projects often require verified, independent reports to either explain what work is required or demonstrate adequate budget provision.

Why do I need a refurbishment survey?

A refurbishment survey will clarify client requirements and objectives, and identify refurbishment and repair solutions to achieve this. The report will advise upon layout options, scope of works, consequential works due to the alterations, budgets costs, timescales and necessary investigations or specialist advice (E.g. structural engineer).

The report will also provide an assessment of the various risks within the project and the necessary statutory approvals or consents. The report will enable clients to make informed decisions on how to proceed with their concepts and vary their proposals if required.

What is included in a building survey?

The survey will explain the construction of the building, element by element. It will provide comment on the condition, expected lifespan and any remedial works required for the building elements. The survey will also provide forecast budget costs. The different types of survey also include specific advice relevant to the scenario.

For example a freehold acquisition survey will include commentary on any construction documentation that exists or an overview of fire safety issues.

Are the building surveys in a set format?

Our surveys are produced in compliance with RICS Guidance Notes, however, our reports are tailored to suit our clients requirements.

For example, we can provide commentary on the suitability for alterations, explain tenant lease obligations or categorise repair costs in a specific manner.

How long does a building survey take?

The time required for the building inspection and the production of the report will depend on the size of the building, occupancy and the extent of information available. At the initial enquiry stage we will discuss the location, size and type of building or buildings to be surveyed.

We will also discuss the outcomes you require and tailor the report content to meet your needs. These factors will determine the timescales required which will be set out in our survey proposal.
