Construction and Refurbishment FAQs

Here are some of the most common questions we hear from our clientele.

What are the main roles in a construction project?

A Project Manager is the person responsible for co-ordinating the other design consultants (E.g. architect), the contractor and generally overseeing the project on behalf of the client.

A Contract Administrator is the person responsible for control of the building contract and implementing the various tasks such as, certifying payments and controlling variations. The Contract Administrator ensures the clauses of the contract are adhered to, for the benefit of the both the client and the contractor.

A Cost Manager (Quantity Surveyor) is the person responsible for validating the costs of a project, from checking expenditure to agreeing costs for additional works or changes in design.

The above roles can be fulfilled by different surveyors or the same surveyor. In addition to the above there are usually designers such as architects, structural engineers and building services engineers.

What is the benefit of using a project manager?

A skilled project manager will be able to advise on the various tasks to be completed at each of the stages of the project and co-ordinate all other parties in the project. It is essential that the tasks are completed in the relevant sequence and on time to create a successful project.

Use of a project manager will greatly reduce the risks of cost over-run, delays and poor quality work.

Why do I need independent designers and project managers?

By appointing your own consultants you will retain control of the project during the vital pre-construction stages. Your consultants will develop detailed designs, layouts and specifications that will be tendered to contractors.

This ensures competitive pricing on a consistent scope of works and eliminates uncontrolled cost escalation during the construction.

Do I need a formal building contract?

We recommend use of a formal building contract, even if in a simple format, for all construction and refurbishment projects.

The are several pre-formatted building contracts available and they set out the obligations of both parties in terms of communication, sharing of information, payment terms, methods of agreeing changes to the design and procedures for dealing with disputes.
